Planning permission is a plus but not essential, as we can handle the planning process for the right sites. Existing recreational uses can help. If you're unsure, get in touch anyway.

What makes a good site for an outdoor sauna
The best sites combine natural beauty, accessibility, and existing visitor traffic. We look for outdoor spaces with a peaceful, natural character; connections for water and drainage; good parking and transport access; and a surrounding population that can sustain a regular session schedule. Wild swimming access is a strong bonus. Planning permission is helpful but not always essential where existing recreational uses are already established.

We're equally comfortable working within complex public sector procurement frameworks and in straightforward commercial tenancy arrangements.

Frequently asked questions
Do you need planning permission to operate a sauna on land? Not always. We can handle the planning process for the right sites. Existing recreational uses can sometimes make it possible to operate without separate planning consent. We'll advise on this as part of our initial conversations.
What size of site do you need? Enough space for a sauna structure, one or more cold plunge pools, and a small outdoor gathering area. Beyond that, the character of the site matters more than its size.
Who handles insurance and liability? We do. We carry public liability insurance up to £10 million and are responsible for all health and safety compliance related to the sauna operation. You aren't exposed to liability from our activities.
Can we have a share of revenue rather than a fixed rent? Yes. Revenue share arrangements are one of our standard commercial models. We'll work with you to find the structure that best fits your situation.
